
THE APPLICATION PROCESS
STEP 1
Viewings
Viewings are strictly through Mark Jones Property Letting, and can be arranged to suit your schedule with evenings and weekends available.
STEP 2
Holding Deposit
One week’s rent will be required to reserve a property. The property is then held for you for 15 days and provided your application in successful this amount will be deducted from your first month’s rent. See our Fees Page for more details on circumstances where this holding deposit may be withheld.
STEP 3
Credit and Reference Checks
We will need a number of details from all applicants and guarantors, including proof of earnings, photographic and address ID {MORE}
STEP 4
The Right To Rent
It is now a legal requirement that we not only check the ID of an applicant, but that we check all applicants have a Right To Rent in the UK. {MORE}
For UK residence this can simply be your current UK Passport, EU citizens can provide their passport or citizen cards or for foreign nationals a visa or resident permit where applicable. If you are a UK resident without a passport there are other documents you can provide, so please ask us before you start your application and we can help you with the details.
STEP 5
Deposit
Once an applicant is successful we will require the deposit. The deposit amount will be 5 weeks rent. All deposits have to be protected within one of the Government approved deposit protections schemes, so you can be sure that providing the rent has been paid up to date, the property is clear and free of damage when you vacate, then your deposit will be returned.
STEP 6
Rent
The rent will be due on the first day of your tenancy and will be due monthly on the same day each month. For example if you move in on the 20th of the month it will always be due on the 20th. However we may be able to accommodate a different payment date, e.g. to coincide with the day your salary is paid. Please discuss this with us before the tenancy starts.
